Set Up Fee Includes · Agreeing the market rent and finding a tenant in accordance with the landlord’s guidance and current legislation. · Photography & Videography to best promote the rental.** · Fully marketing the rental (including photography) by utilising our subscriptions to various major portals. Including but not limited to Rightmove, On the Market, NS Estates Website and NS Estates’ Social Media.** · We will carry out accompanied viewings. · Negotiation of the terms of the tenancy, vetting of the tenants for suitability for the tenancy, preparing the required paperwork for the tenancy in line with current legislation. · Checking of prospective tenant’s credit status, current/previous employment, current or past landlord and take in to account any other information to help assess the affordability criteria of the applicant(s). Depending on the outcome of the applicants earning or overall financial position they may require a Guarantor. · Include the cost of tenant referencing via external provider for up to two tenants (additional tenants or guarantors may incur extra charges) which can ensure qualification for rent protection insurance. · Should they be a situation whereby you have consented to a permitted occupier, appropriate documentation to reflect this is also included in the fee. · We will carry out Right to Rent checks on the applicants and any other adult occupier of the property at the commencement of the tenancy.
Set Up Fee - the charge for this service is the equivalent of one months rent subject to a minimum of £400.00. ** Any and all of our marketing imagery and sales particulars remain the property of NS Estates (NS Lettings Ltd.) NS Estates retains the rights to all photographs taken and supplied. Photographs may not be copied, published or reproduced in any form without the written permission of NS Estates.

Gas Safety Inspection The Gas Safety (Installation and Use) Regulations 1998 state that all rented properties with a gas supply much have a valid gas safety certificate at the commencement of and throughout the tenancy and must be tested for gas safety on at least an annual basis. NS Lettings can appoint a Gas Safe Registered engineer to carry out the inspection, which includes testing of the carbon monoxide detectors and smoke alarms in the property. The fee also covers arranging access and retaining the certificate. Certificate is valid for 1 year and must be renewed before the expiration date. (subject to legislation changes) |

EICR All rented properties much have a Electrical Installation Condition Report at the commencement of and throughout the tenancy. NS Lettings to appoint a NICEIC qualified engineer to conduct a basic safety and condition report on the electrical supply. This is valid for 5 years and must be renewed before the expiration date. (subject to legislation changes) |

EPC All properties marketed must have a valid Energy Performance Certificate which must be in place at the commencement of and throughout the tenancy. NS Lettings instruct a Domestic Energy Assessor to provide an EPC. This is valid for 10 years and must be renewed before the expiration date. (subject to legislation changes). |

Smoke/Carbon Monoxide Alarms All rented properties must have the required number of operational alarms at the commencement of and throughout the tenancy and must be tested at least on an annual basis. NS Lettings can provide and install smoke alarm(s) and/or carbon monoxide alarm(s) by a qualified technician.

Inventory Fee It is important to have a detailed inventory as this is the only method of validation which is relied upon for deposit disputes. It will be a binding contract between the landlord and the tenant of condition of the property on the first day of the tenancy. This provides a detailed condition (or catalogue of items in the property) along with photos to represent evidence of the agreed condition prior to commencement of the tenancy. NS Lettings will provide you with a digital copy at commencement of tenancy and will retain a digital copy for you to access (subject to a minimum period of one year) Additional copy provision may incur supplemental charges |

Check Out Fee Only if landlord has inventory with NS Lettings. This service covers ‘checking out’ the tenant on the last day of tenancy at the property, carrying out and supplying a check out report and key collection. Report will state the condition and any damaged caused throughout the tenancy also advise on wear and tear. |
